This Tenant Security Deposit Return Request is a document that a tenant can use when requesting security deposit money back from a landlord. Unfortunately, landlords often act slowly in regards to their duties to return a tenant's security deposit, so the only way to get it back may be to send a written request. This template gives state-specific information concerning the landlord's obligation to return a tenant's security deposit. It can be used in any situation where a landlord has not returned the security deposit funds.
Please note: this letter is different than a letter from a landlord's perspective that accompanies the return of a security deposit. In that case, the landlord would send a letter outlining the deductions (if applicable) and explaining the return of a full or partial security deposit amount.
How to use this document
In this letter, a tenant will be able to enter information about the lease between the parties, such as the address of the property and dates of the lease. The tenant will also be able to enter the most critical information: the amount of the security deposit.
Additionally, the tenant will choose the state of the property and from there, the template will auto-fill with state-specific information, such as a statute name, about when the security deposit must be returned.
After completing this letter, it should be printed out, signed, and sent to the landlord.
Applicable law
The return of a security deposit is governed by landlord-tenant law, which is specific to each state. In the template form, after the state of the property is chosen, it will autofill with the correct statute covering security deposit law in that state. More information can also be obtained from state housing bureaus and tenants' unions.
How to modify the template
You fill out a form. The document is created before your eyes as you respond to the questions.
